Services

Design and construction under one roof. Since 1977 the office has taken projects from the first sketch to the finished building, for homes, hotels, shops, clinics and workplaces across Greece.

1977Founded in Athens by Yannis and Mary Kourkoutas.
50+Hotel developments designed and built, many on Rhodes, Kos and Leros.
90Recent projects published in the archive.

Architectural design

New buildings, residences, villas and summer houses, designed around the site, the brief and the way the people inside will live.

  • Concept, design development and permit drawings
  • Primary parametric models built from the client's requirements
  • 3D building models (BIM) shared with engineers and contractors

Construction

The office builds what it designs. Keeping design and construction together means fewer surprises on site, and decisions taken by the people who drew the building.

  • Construction and site supervision
  • Renovations, facelifts and reconstructions of existing buildings
  • Multistorey residential and mixed-use buildings

Interior design

Apartments, shops, cafés and clinics, planned to the centimetre and finished with a palette of materials chosen for how they wear, not only how they look.

  • Layouts, joinery and lighting
  • Material and finish selection from an extensive library
  • Renovations of occupied homes and working clinics

Hotels & hospitality

The office has worked on more than 50 hotel developments: resort complexes, conference and convention centres, serviced apartments and suite hotels, many of them on Rhodes, Kos and Leros. Today the same experience goes into boutique hotels, suites and short-stay apartments.

Renderings & visualisations

Photographic renderings and walkthrough films, made before anything is built, so clients can stand in a room while it is still a drawing. Most of the images in this archive started this way.

How a project moves

A design and cost method built over decades, now running on connected databases and current CAD and BIM tools, so that aesthetics, cost and performance are decided together.

  1. Brief and survey

Site, budget, programme and the client's intent, measured and written down.

  2. Parametric concept

Primary models generated from the brief, to test many forms quickly.

  3. Building model

A 3D BIM model that drawings, quantities and engineers work from.

  4. Performance

Optimised for energy use and indoor environmental quality.

  5. Cost analysis

Materials and quantities priced from linked databases before work begins.

  6. Construction

Built and supervised by the same office that designed it.

Tools the office brought into practice

3D building modelling

BIM models as the single source for drawings and quantities.

Energy and comfort

Design optimised for energy performance and indoor environmental quality.

AI and automation

Artificial intelligence and building automation systems integrated into the design.

Parametric models

Forms generated from requirements and architectural intent. See the book
